Mortgage process in 5 steps

Templar Mortgages and Protection believe in making the mortgage and protection process as straightforward and stress-free as possible. So, here’s how it works:

1. The Initial Consultation

Our initial consultation and sourcing a mortgage is FREE. You can contact us via the website, email, face book, WhatsApp or telephone, to arrange either a face to face or online meeting. I will let you know what documentation you will need to bring or send to me via your client portal.

During this meeting, I’ll discuss what you want to achieve and review your personal / financial circumstances, which includes your income, outgoings, and any other debts / financial commitments you may have. I will also give you some idea of what you can borrow.

2. AIP – Agreement in Principle (AIP):

I always recommended that you get yourself ‘mortgage ready’ when you are considering purchasing a property using a mortgage. Most estate agents will often require this before they put any offer to the vendor on your behalf.

An AIP is free to arrange and can easily be renewed if it goes out of date. So, once I’ve had a full understanding of your personal circumstances and financial situation, I will provide you with an AIP which you can give to the estate agent to show the lender is happy to give you a mortgage for the property purchase, subject to further assessment by an underwriter.

An (AIP) will not affect your credit score, as many lenders carry out a soft search. There’s no need to worry about this.

3. Mortgage Application Process

Once you’re happy with the mortgage I have recommended, I’ll complete and submit the necessary mortgage applications online. I’ll help you gather all the documents required and submit them to the relevant lender on your behalf.

Throughout this process, I’ll keep you informed on any updates or additional requirements the lender may need, as they underwrite your application.

4. Dealing with mortgage queries

Once you mortgage application is submitted, I’ll liaise with the lenders on your behalf. I’ll track the progress of your application and address any queries or issues that may arise and work closely with the providers to ensure a smooth processing and approval of your application(s).

5. Mortgage offer

My service doesn’t end once your mortgage and protection plans are live. I’m here to provide ongoing support and assistance, whether you have any further questions in relation to your mortgage or protection plans, you need to make changes, or simply require mortgage and protection advice in the future. Your financial peace of mind is my priority, and I’m committed to being your trusted partner every step of the way.

My Fees

Typically, I do not charge a fee for arranging a mortgage or protection product as commission will be received from the lender and/or life insurance company. For mortgage purposes, the actual fee will be dependent on your circumstances and will be agreed with you prior to advice being given.
